Are there
new homes available? YES Primarily new and well-maintained homes in beautiful communities.
MAYBE depending on the market. Most availability is in apartment buildings.
Can I rent-
to-own? YES You begin building monthly credits toward your purchase with your first month's payment.
NO It would be rare for you to ever own a home or an apartment that began as a rental.
Will my payments
be fixed? YES Payments are amortized over five years so you can budget easily.
NO Rents may increase at any time, for any reason.
Will I be
building
equity? YES Our programs let you lock in today's price for you to purchase the home in two years.
NO Renting builds your landlord's mortgage only and nothing goes toward your purchase of the home.
Is this
program affordable? YES Lease options are often as affordable as rent. And you still build equity in a nice, new property in a great neighborhood.
YES Depending on the property and location. Often, the worse the neighborhood, the more affordable a rental becomes.
If I have bad credit, can I
still qualify. YES Lease options are based on your debt-to-income ratio and employment history. Credit isn't the crucial element.
NO Credit is often THE deciding factor for the landlord in determining whether you'll be a suitable tenant.
Will taxes, insurance & HOA dues be paid until I purchase?
YES We pay these costs during your lease term, which keeps your payments lower. MAYBE But if there are increases in any of these, it could be a factor in whether or not your rent increases.
Can you guarantee my home won't
be sold from under me?
YES You have the first right to purchase for 5-years, we cannot sell this home to anyone accept you! You'll have peace of mind.
NO With just 30 days notices to vacate, your landlord may sell the home to another buyer.
Can I have
pets in my
new home? YES There are additional fees, a portion of which may be refundable. MAYBE Usually substantial deposits are required.
